Whatever is your decision the future for ENERGY and it's use will be critical. No longer is coal, oil or gas believed to come from the cup of plenty but possibly from a poisoned chalice.   What is a decent energy efficient home:- 

 It is free from serious dis-repair.It is structurally stable, and will not disproportional collapse from ground movement, services malfunction or weather conditions.

It is free from dampness prejudicial to the health of the occupants. It has adequate provision for lighting, heating and ventilation (not just opening windows).It has authorised certificates in place for the electrical and gas installations.

It as an adequate supply of wholesome safe drinking water (Are the supply pipes lead, iron, copper, plastic etc and how is the water brought from the reservoir by lead, copper, iron, clay or concrete pipes etc).

 It has an effective system for the drainage of foul, waste and surface water, does the property smell? The law requires property to be free of risk of infection from sewage.There are suitable located WCs (one for every 3 persons) for exclusive use of the occupants.There is a bath or shower and wash-hand basin in the property with hot and cold water. The Law requires this. There are satisfactory facilities for the preparation and cooking of food including a sink with hot and cold water.The property has reasonable modern facilities and services in the kitchen, bathroom/s, and floors are covered with non slip coverings.

Staircases, loft access ladders etc; are correctly installed with adequate and compliant protection rails. Are openings to stairwells correctly guarded? The property’s windows and door glass will comply with AD N of the Building regulations. It must be remembered that all glass to 1st floor windows at less than 900mm from the floor must be safety glass and correctly guarded. There must be an adequate opening for all occupants to escape through at all floor levels of a building, with no lockable device fitted.

The property will have an Energy Performance Certificate.  These and all the other items which need to be compliant and recorded can be found in your PRESAFE packs.
